The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential unit sales in the province rose 16.4 per cent to 6,504 units in August compared to the same month last year. The average MLS® residential price climbed 10.7 per cent to $539,953 last month compared to August 2010.

According to MLS data as August 11, 2011 for the Simon Fraser University area, specifically UniverCity of Burnaby North, sales in the area increased by 25% compared to June 2011.  There were 10 sales in the month of July.  As August 2, 2011 (Simon Fraser University Market Update & Summary for July 2011) there were only 7 sales at the time.  I noted that the MLS data could actually increase as sales reports come in during the first two weeks of August.  Well looks like the number increased.

The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential unit sales in the province rose 12.9 per cent to 6,533 units in July compared to the same month last year. The average MLS® residential price climbed 10 per cent to $540,877 last month compared to July 2010.

While the balance between home buyer and seller activity remains in an equilibrium range in the Greater Vancouver housing market, last month’s home sale total was below the 10-year average for July.

The Bank of Canada held its trend-setting Bank Rate at 1.25 per cent on June 19th, 2011. This marks the seventh consecutive policy decision in which interest rates have been kept on hold.

According to MLS data for the Simon Fraser University area, specifically UniverCity of Burnaby North, there have been a total of 55 sales year-to-date with an average sales price of $387,167 or $429.52 per sqft.  So far this year it has taken on average 45 days for a sale to occur in the area.

The British Columbia Real Estate Association (BCREA) released its 2011 Second Quarter Housing Forecast today.
 
BC Multiple Listing Service® (MLS®) residential sales are forecast to increase 5 per cent from 74,640 units in 2010 to 78,200 units this year, before increasing a further 3.1 per cent to 80,700 units in 2012.

According to MLS data for the Simon Fraser University area, specifically UniverCity of Burnaby North, during the past week there were a total of 5 new listings that came to market.  This brings the total active listings on MLS to 59 including resale and pre-sale properties.  The average list price is $436,987 or $474.22 per sq ft. 

There were two sales recorded during the past week.  The average sale price was $336,000 or $413.88 per sqft.
