According to MLS data as August 11, 2011 for the Simon Fraser University area, specifically UniverCity of Burnaby North, sales in the area increased by 25% compared to June 2011. There were 10 sales in the month of July. As August 2, 2011 (Simon Fraser University Market Update & Summary for July 2011) there were only 7 sales at the time. I noted that the MLS data could actually increase as sales reports come in during the first two weeks of August. Well looks like the number increased.

The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential unit sales in the province rose 12.9 per cent to 6,533 units in July compared to the same month last year. The average MLS® residential price climbed 10 per cent to $540,877 last month compared to July 2010.
"BC home sales edged down 4 per cent from June to July, on a seasonally adjusted basis," said Cameron Muir, BCREA Chief Economist. "Less frenetic buying activity in Vancouver operated to pull total provincial sales lower."

Here is a building rendering of Liberty Homes' upcoming development for the Simon Fraser University area.
Impressed! This looks to be one of the more esthetically pleasing building in the UniverCity area. As reported in my blog post (Liberty Homes announces Highland House; latest SFU UniverCity Development) one of the unique features of Highland House is the terraced aspect of the building. You will see from this rendering some units will enjoy expansive balconies.

While the balance between home buyer and seller activity remains in an equilibrium range in the Greater Vancouver housing market, last month’s home sale total was below the 10-year average for July.
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales of detached, attached and apartment properties on the region’s Multiple Listing Service® (MLS®) reached 2,571 in July, a 14 per cent increase compared to the 2,255 sales in July 2010 and a 21.2 per cent decline compared to the 3,262 sales in June 2011.

According to MLS data as August 2, 2011 for the Simon Fraser University area, specifically UniverCity of Burnaby North, there were 7 sales in the month of July. This figure could actually trend higher as it is possible that current MLS information is not 100% up to date; if could take about 1 week for all July sales to finally register. However, this is only one sale less than May 2011 which saw a total of 8 properties change hands.

Highland House by Liberty Homes at UniverCity atop Burnaby Mountain is the latest condo project that will commence pre-sales in fall of 2011.
